Consisting of 90 upscale mid-rise elevator condominiums and 47 townhomes for persons 55 years of age or better, The Hamlet’s offers convenience at every corner.   Just outside the door, you’ll find The Villages of South River Colony where you can easily walk to shop, dine, or visit your doctor.  The South County Seniors Center is also less than a mile away.

Townhomes vs. Condominiums -- Division of Responsbilities

The following Division of Responsibilities between The Hamlet's Condominiums and The Hamlets Cluster Committee, at South River Colony, was agreed to and approved on April 29, 2004.

PARKING

The Hamlets Condominiums will be responsible for the regulation and assignment of the numbered parking spaces at the condominiums.

The Hamlets Cluster Committee will be responsible for recommending maintenance of the parking areas, i.e., striping the concrete and numbering the designated spaces.  The Cluster Committee will also be responsible for recommending enforcement of the parking regulations for the numbered and unnumbered spaces.

AREA GROUNDS

The Hamlets Condominiums will be responsible for providing the plant material along the entrance walk to each building, as well as the planting of the material.

The Hamlets Cluster Committee will be responsible for recommending maintenance of the plantings after they have been planted.

TRASH COMPACTOR

The Hamlets Condominiums will be responsible for everything inside the wooden fence, including the fence - i.e., that the trash container is emptied on a regular basis; the compactor maintenance and operation; periodic cleaning of the trash container and the elevator lift.

The Hamlets Cluster Committee will be responsible for recommending maintenance or changes to everything outside the fence – i.e., the trees, bushes or other plant materials; cutting the grass and trimming plant material.

HAMLETS CLUBHOUSE

The Hamlets Cluster Committee will be responsible for recommending the maintenance, operation and administration of the clubhouse.

A Clubhouse Committee has been established to monitor the use of the clubhouse, and maintaining a calendar schedule in conjunction with the SRC office.

SIDEWALKS

The Hamlets Condominiums will be responsible for maintenance of the condominium sidewalks, the leadwalks into the buildings and the stoops around the buildings.

The Hamlets Cluster Committee will be responsible for recommending maintenance of the sidewalks along the entrance roadways and all the walkways at the clubhouse.

SNOW REMOVAL

The Hamlets Cluster Committee will be responsible for recommending removal of snow from the condominium roadways and parking areas, as well as to shovel the sidewalks at the condominiums.

After the initial snow removal, The Hamlets Condominiums will be responsible for snow removal of the sidewalks and leadwalks at the condominium buildings.
