The Governing Documents define the structure and organization of South River Colony. It is important that you read these documents and become familiar with your rights and responsibilities as a property owner.
Articles of Incorporation – Establishes the Association as a corporation and defines its purpose, structure and powers.

By-Laws – Provides the fundamental operating guidelines for the Association. They outline the powers and duties of the Board, the terms of the Trustees, the membership’s voting rights, required meetings and notices of meetings, and the principal office of the Association, as well as other specific items that are necessary to run the Association as a business. The by-laws are a “living document” that can be amended by two-thirds of affirmative votes of the members. In our case, that’s approximately 760 votes (including homeowners and business owners). Declaration of Covenants and Restrictions; and/or Covenants – These are governing legal documents that establish the existence, rights and duties of the community. They define what you can and can’t do with your property and may also be referred to as covenants or design review guidelines/restrictions.

Book of Resolutions – A resolution is a motion that follows a set format and is formally adopted by the Board of Trustees. Resolutions may enact rules and regulations or formalize other types of board decisions.
