The State of Maryland requires that a Maryland Resale Certification be obtained before the settlement date on the sale of your home. The seller must disclose certain information to the new owner that includes information such as:
- Any restrictions on architectural changes, design, color, landscaping or appearance
- Renting or leasing regulations
- Commercial uses of the property
- Whether there are any existing violations on the property
- The monthly assessments, and if there are any unpaid assessments
It is the seller's responsibility to order these documents. Please don't surprise new homeowners with existing violations, etc.
Resale packages are good for 60 days. The seller has 20 calendar days upon entering a contract to disclose certain information concerning the development. We ask that you provide at least five business days for the office to process the paperwork. The cost is $125 and checks are payable to Property Management People.

"This sale is subject to the requirements of the Maryland Homeowners Association Act (the "Act"). The Act requires that the seller disclose to you at or before the time the contract is entered into, or within 20 calendar days of entering into the contract, certain information concerning the development in which the lot you are purchasing is located. The content of the information to be disclosed is set forth in § 11B-106(b) of the Act (the "MHAA information") as follows: (The notice shall include at this point the text of § 11B-106(b) in its entirety).
